Hi Jaryn,I heard the Mid-Term rentals can create more Wealth and especially Travel nurses would keep the house clean and be responsible.

Now that HOA has a mandatory requirement of cleaning these vents once a year, is it ok if I make this tenant's responsibility and have him pay for the same and provide me a proof receipt the cleaning was done?

Secondarily, even if you feel you have a viable claim it's important to understand who will be responsible for payment in the event you succeed.

Market rate for seconds if U can get one is 15% plus points or higher.Suggest you go to family and friends that will do it to help you out as much as anything.Good solid first position loans are paying 12% plus.. 

I say, get solid with your strategy (Buy/Hold or Fix/Flip) then focus on the cities that align with that strategy and budget.

From other responses I have gotten outside of BP it sounds like NOI would normally be underwritten with the included expense of a onsite manager.
