Yeah, rent control is a huge pain in the *** in Oakland, hence vacant properties selling for a healthy premium over those with tenants. 

But it is a pain to have to meet face to face.  

Independent knowledge accumulation is a pain, but when you get through it you'll know the answers to the bulk of your questions.

Turns out that the tenant that go in on the 1st of the year is a major pain. we have numerous time have gotten into fights and it got to the point that i want her out. she signed a month-month lease and gave a deposit plus 1st months. we got a general room-mate agreement filled out and signed, other than that we have nothing else. any advice would be great!

Providing health care for those in need has been an honor but it's time now to take care of my financial freedom. 

It seems FNMA is a pain, but yet I see a few agents listing recurrent FNMA properties, sometimes more than one at the time.

I work full-time in the mental health field and am enjoying steadily growing portfolio of rentals.   

If you NEED to sell (and I find that unlikely considering these great tenants are paying rent on time and not being a pain), then sell... but make sure you're still compensated for your additional risk, and that the terms are fair for both of you.
