Bad habits rarely go away.

I'm agree that cost of doing such work during the rehab does more harm than good, the initial cost savings is there but once I factor in the opportunity cost of missing other deals or doing it Instead of more important task then the savings is a negative.

You have contents insurance for your own personal property, and might consider liability insurance for any harm that might befall your tenant.

I often lapse into this habit since I write and peruse so many legal documents with all caps.

Most of the renovations are required to make it habitable, so I have to really look hard at the scope of work to cut costs.

I DO care about multiple cell phone companies and other consumer utils and revolving store cards that show Bad Habits...individually AND collectively as a bigger picture.

There are 2 improvements on the 3 lots, 1 of which is habitable, and currently rented out.

They do an ok job of checking references and will let you know about a history of bad banking habits.
