Instead of allowing tenant and landlord to work it out before it damages a Tenant’s record i.e. court date is set, tenant understands there's consequences, an agreement is reached, eviction is avoided… however a moratorium changes this dynamic... now we will still file a notice of eviction while attempting to work out a payment plan with the Tenant however, the difference now… is that a new agreement has been reached and if for some reason the Tenant is unable to fulfill the new much more forgiving agreement and then still refuses to downsize... evictions, credit filings and garnishments are imminent and will surely ensue immediately after the moratorium. 2 – It’s already started most Tenants just don’t know it yet – What happens to vacant units when there’s moratorium in place?....

Jake,It sounds like the limiting factor on your file will be a combination of debt to income (dti) ratio and loan to value (ltv).There are many lenders out there but the majority of them have underwriting overlays that create more hurdles for borrowers to jump through.You and every other investor needs to work with a lender that only underwrites to Fannie Mae, Freddie Mac, and Ginnie Mae's base underwriting guidelines.All of that being said, for a conventional mortgage, Fannie and Freddie are currently limiting the maximum LTV to 80% for a cash out refinance on a single family home.

In my state, landlords usually have an advantage because they write the lease; right now, tenants have and an advantage since landlords are temporarily unable to file for eviction.However, many tenants will pay because they haven't lost their jobs and they pay their bills and because they feel that it's the right thing to do.
