In your Offer to Purchase, check the box [x] property to be delivered vacant at close of escrow.That way, no harm no foul if the deal falls through.

In theory, it would be great, but I find they are super slow to respond and let repairs fall through the cracks all the time.  

Many of the turnkey providers you're going to run into want cash deals because they are quick, don't need to wait or risk the deal on appraisals, and don't risk falling apart at the last minute from lenders. 

These things happen, deals fall apart, everyone knows it, professionals don't get upset about it.

Make sure to build a sufficient safety net of cash to fall on at any given time.
