Or maybe as opposed to the modern day "saints" who would (or did) steal your rights to pick a leader for your business, or make as much as you can by fining you for excess profits, or blame you for following their rules when the bubble they created bursts.Sure, the old timers made mistakes, but it was not a part of a long term scheme that was foreplanned!

., you pay part of the closing costs, you put more extras, you sell the property 5-10% below market, you stage it, etc.)For instance, if it takes you 9 months to sell a property, and you use 15% as your hard money rate, and assuming you give your buyer a 5% seller concession...your CF becomes:Realtor commission: 6%Carrying cost9 months x 15%/12 = 11.25%Seller concession: 5%Closing cost: 1%Total costs: 23.25% --> let's round this up to 25% which means you use 75% as your CF.Let's still use $20,000 as your renovator profit and you end up with...MAO = 75% x $100,000 - $10,000 - $20,000MAO = $45,000This is $15,000 BELOW what the 70% rule would predict.

Normally to reduce DOM we include really nice appliances, or we stage the property, or we include some "bling" type features to make sure our rehabbed properties get on our retail buyer's short-list.However, in our Atlanta area homes we have had some serious theft incidents (even in nice neighborhoods) - all of our properties are alarmed, but that doesn't deter them.
