I built them but they were not effective or efficient. 

But another option that may be even more efficient is using a conventional mortgage to purchase new property.

While I agree it's certainly efficient, for many (maybe even most) it's not effective.

One can gain efficiency by focusing on doing one thing well each time.

There are people who are successful with them, but they have systems in place and have scale to take care of these things efficiently. 

When the weaker "farmers" are edged out by more efficient business people, we will start to see warehouse and flex vacancies ripe for buyout...and rent rates subside...
