Hi, I'm a new member on BP

I'm very PUMPED on starting on my new path of Real Estate Investing. I have been working on absorbing as much knowledge as possible since Oct 2015. 

I haven't done a deal yet, I'm having trouble with figuring out the closing cost in the calculations. I know about the 70% of the ARV minus repairs. I also know that closing costs have to be figured in there, as well as holding costs.

I have just sent out my first direct mailing from a list I bought from ListSource and my Bandit signs should be delivered tomorrow. Any advice or direction would greatly be appreciated. 

I'm VERY motivated to get into action, I'll be joining BP pro in a bit. Right now, all my extra money is going towards marketing. I still have a full-time job (hopefully not for long), so for now I'm doing this part-time.
