I have been making it a point to search the various listing websites (Realtor.com, etc) daily to educate myself on my market as well as look for potential investment properties.

If not this may just be an expensive lesson in your real estate education.

I would find out what is important to the seller and explain why I couldn't pay more than XX costs and say are you aware of XYZ and educate them.Sometimes the sellers are not ready to hear the truth and you simply give your card and say if anything changes let you know.

Make your education about wholesaling.

After a slow start I'm ready to kick up my investing. main goal is more education right now in the multi family/apartment sector 

We used his money, We did the rehab together which was educational by itself and we split the profits.

Blindsided by the financial technology sector that has produced successes like PayPal, big banks are struggling to keep up the pace.

Getting educated and passing my exam has been an eye opening experience that I would experience all over again if given the opportunity.

I'm looking forward to get started  and as of right now I'm educating myself on real estate.
