@Hugh Le you might double check with the bank, they may have been assuming it was a commercial property and not an owner occupied.

I'm so stressed I don't know what to do or where to turnrecently bought 2 property's1 needed more rehab then i thought1st. property SFR 3/2 home value after rehab complete 75k2nd 3/2 2004 double wide on its own prop value 55ki don't know how private funding/private lending work or where to find iti would like to get a package loan or funding on both is possible either together or independently.I would like amortization for payback at 30 years (if balloon was in 5 or 10 years that would be fine if needed)amount needed is 90k although i could work with 80kif anyone can provide advise or even perhapes know of where i can go as i need to do this asap

Once you get some addresses of current properties they manage, double check the owners on the tax record, and see if you can get in touch with the owners directly and ask them how they like them.If you find there are only 3 or 4 references, that's not good.

Transactional funding simply provides funds to purchase in cases where good funds are required in double closings, I buy a property n REO, I need cash, after I buy I immediately sell to another buyer obtaining their money which pays off my loan to the transactional lender.If we get off in lending, we really need another thread as other readers will never find the lending discussions under this title. :)

They have almost doubled in price since I purchased them, I have the same tenants in them since they were rebuilt (they are very nice for the rent so tenants don't want to leave) and since I picked them up cheap cash flow is good.I don't buy them now because the numbers don't work out for me but if I found one cheap enough I would.
