To be honest @Bruce Gaines going off of what you said I would tend to disagree with your opinion on the matter. 

So, they use debt to leverage their financial resources.Older / more experienced investors, however, often look at locking up their net worth in equity either by converting cash flow into equity or moving equity / cash from one secure resource to another.Both strategies are valid while they differ from each other quite a bit.I guess we'll have to agree to disagree on this. 

Some behavior you want to exclude right off the bat for sure - smokers, etc - and I don't disagree with your premise that I don't think I'd want that situation under my own roof - but if a person is not breaking any law, you have to either let them do what they want within reason or let them seek accomodations elsewhere.

I disagree on putting the rent in order to escrow because if the landlord instruction was to send it to a certain address, then he can consider rent not receive and the court will agree and yes the tenant can break the lease or cause problems, and the tenant needs to think about it is it worth having a bad mark on my credit for the next seven years.

@Joe Moore  I can't think of one single policy issue with which I disagree with President Trump.
