The buyers agents aren't getting their clients to write offers at any price.  20 showings and no offers means the unit is not desirable at the break even price for the seller.

All properties in that desirable subdivision are estimated/recently sold at $330k and above.I am thinking of presenting the owner with a lease purchase option (not sure if this is the right name for the process) but basically my plan is to offer to purchase the property for $300k within the next 3 years but will lease the property in the meantime for a maximum of 36 months before exercising my option to purchase.

If you don't have the money or desire to invest some of your own funds in the deal, maybe a partner wouldn't be that bad of an option.
