Your description of how the purchase process works is pretty spot on.

@Matthew Paul  engineer should have caught this.. if this has been tried twice before then there is probably a file on the last two developers who tried it and the county would have a file perhapsAlso... a title report would have shown the ingress egress and no description for utls..

The smell might be gone from the floor but still in the walls, if I am reading your description correctly.

@Stephen E.As a newbie I wanted to read your description and answer it for myself before seeing the other answers, just to see if my opinion aligned with theirs.At the end all I could think of was "Where's the 'but'?".

Over the years I have come to the conclusion that even new investors factor them in but everyone uses their own %ages so I only provide the Gross figures but I DO make note in the description to make sure to account for them.  

Besides the description of the property am I missing any important information?
