Agents that operate at the retail/home buyer level are like the general public, "Oh, you can fix that house for $10-12 grand, easy!"

And I'm not talking about those who sell office buildings or retail strips, but many major MSAs have brokers that only sell apartment buildings.

Even though I have a crew, I tend to put my retail buyer properties on the back burner for a month or so and focus on the properties that I will wholesale or keep as a rental 

It depends on labor costs and availability of the various trades in your area, but in LA, retail price to hire a general contractor to do that project would probably be about $250/sqft for the new structure and $100/sqft to remodel the existing structure (down to the studs), plus finishes, fixtures, landscaping and hardscaping.

If the SPD is not available, the plan administrator or human resources department should be contacted for a copy of the most updated version.

I use same strategies as @Ryan Murdock. 20% discount on properties is very common but you have to think wholesale and not retail.

I have used him as a "home inspector", but don't expect the detailed written reports like you get in a retail home inspection.  

To do that you need to understand what the retail buyers want/go crazy over.

Heh, even my software has to do with building - I design software for inspectional departments to track their workflow...

Same with fire departments.
