Jon and David thank you both for your answers,I have been saving every Receipt that I receive from the tenant , that he signs, I sign , it has the date and amount of the rent located on it.And yes, I am wanting the Rent to show up as Income , so that It will show that I am making more on a yearly basis , so that when I go to do a Cash-Out refi. , and thus try and qualify for another loan ( this time to purchase an Investment Property ), that this Rent income will help me out DTI wise.

I can recommend a RPM Colorado in terms of ethics and character, I know them as colleagues, (fellow Real Property Management franchisees), but they don't manage properties for me.

The tenant lease has force beyond your closing date - - in every state.Once you are the owner, you can proceed with various means of "removal".BTW: you should have made that stipulation in your offer;buyer is to occupy upon closingbuyer is to receive property vacant, all costs to be born by the seller.

On Googlemaps make sure to check the date the tour was taken, for some may have been 2 years or older and not represent the house and area present state.

she is giving house back because she really can't live on her own any more and she is going to move in with my cousinyes i am sure the furnace is dead we been dumping money into it over the years like 4 years ago the guy told me it was so inefficient that its not worth fixing but it is definately deadthe problem with putting the old one back in is the whole setup is being changed up because will be putting in a furnace and a water heater separate along with some acessories i would leave all the acessories and new piping and just remove the water heater and the furnace. i was thinking about filming all this with a newspaper for the date and the old one before it is taken out.don't know if i should call the bank and ask them because if we don't do anythign and leave it they going to have to upgrade it anyways so they would be saving money on the piping and the accessories if i take just the units backthank you for your time
