If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

I discovered an eviction the tenant when tenant had stated they did not have any in their inquiry email, and also lack of proper rental reference as tenant's name wasn't on their lease at current property while waiting to hear back from tenant/roommate to see if they wanted to sign a lease or not.

So far, I've only discovered that "Direct Lenders" can be cheaper than "Mortgage Brokers" because the mortgage brokers charge you a commission in addition to the lending fees.
