I suspect we are going into high inflation environment with rising rates so it will likely go up over time. 

Most states have similar requirements to become a broker which starts with 3 years full time as a real estate agent before you can even take the brokers class.

Retirement accounts were intended to help and incentivize middle class savings, not provide tax shelters for the uberwealthy.  

@Shweta ShuklaThere are few good turnkey provider companies here, mostly just turnkey style deals you find using a good investor friendly realtor that are vetted by a property manager and contractor walk through.Your “turnkey” aspect really will come with finding a good property management company that meets your style and is an expert in your local market you want to invest.Columbus offers a lot of good hybrid appreciation/cash flow turnkey-like houses at the 1% rule in C class neighborhoods.

This is a single family, B class home.

Don't know anyone in that area, but many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That OOS property Class rankings are usually vastly different than the local market they live in.7) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.9) Class B usually also okay, but needs more attention from owner and/or PMC10) Class C can be relatively successful with a great PMC (do NOT hire the cheapest!)

These were C class homes, in ok, but not great neighborhoods but by buying cheap, we netted about 50% of the rent as profit after all expenses, including a $100 maintenance reserve.  3 years later we are selling some of our properties for 2-2.5 times what we paid for them!!!  

Get comfortable in the environment first,...then get involved in it.

The inflationary environment alone is a compelling reason to own or have ownership interests in real assets.
