Fix a leaky pipe, put up drywall on one large and two small walls, and lenoleum flooring on kitchen and baths, swap 6 ceiling fixtures and paint the small living room/kitchen, and fsome finishing of windows that were installed and just needed framing to clean it up.

@Zac KucharekI house hacked two properties (SFH's) from the 1970's and in roughly 4 years owning 2 properties I've had to: - Replace a roof - Replace both water heaters (1 water heater leaked 6 months after replacing it which was a $2,500 fix to mitigate minor flooding) - Remove a pergola that was damaged from the roof replacement- Remove a tree - Replace a furnace - Replace multiple ceiling fans - Replace interior shower plumbing in upstairs bathroom - Replace the main water line-  Pay for many pest fixes - Irrigation/drip line replacements - Replace a microwave - Redo electrical in the garage - Fix a newer furnace multiple times - Fix washer/dryer in both homes multiple times I'm not saying this to scare you by any means, as these two homes have completely changed my life for the better.

I had to remove the old drop ceiling due to beams being added so there is NO actual finished ceiling now.

Another reason I'm glad I have smart thermostats is that I've had 2 guests this summer change the fan from Auto to On, wanting constant airflow I assume, despite ceiling fans in every room.

There were broken water pipes, broken heat pipes, ceiling and floor damage, carpet damage, furniture damage, etc, costs $46,000.If they had hot air heat, they could have turned the water off and drained the lines and would have had little or no damage.We often use a plumber to winterize, they drain the lines and blow out all the lines with compressed air and put RV antifreeze, non toxic in all the drains and toilets.

Purchase price: $308,000 Cash invested: $22,000 Purchased from an investor that had me install a new furnace and AC in it 3 years back. the home had been a rental for 15+ years and most recently had a family of 7 living in it. rehab included replaced all flooring in the home (installed by the renter of my townhouse, he is a flooring contractor) re sprayed the ceilings and painted every wall.

So the interior is built out as 8 cubicles (not the easy take down wall type but actual office build out for each cubicle), 15' ceilings, 7200 sqft 1st floor 5900 sqft finished basement 2100 sqft 2nd floor in rear of building, 60' road frontage, no designated parking lot.Obviously the most cost effective route to fill this space is to find a tenant that needs Office space but we all know the state of office space in the current market.
