If you already know that you as a borrower are approved, and you know HOW the lender approves a property, you can go under contract with a fair amount of confidence that it will be financed.HML typically look at the following for borrower: Credit, Assets, Experience, it is not uncommon for a criminal background check as well.

You will profit "less" than hiring your own subs or doing your own work, but the offset is time, and if your time is better spent landing deals, you don't want to be setting toilets or painting trim.With that said I do mine different.

@Lisa I would then hire an employee, pay taxes, workers Comp, background check etc... if not that, look for a handyman guy from Craigslist and hope that he is not a drunk or wacko!
