Very few of my tenants work at Cummins - I think this stems from most Cummins employees leasing apartments from the huge complexes in town.

The only problem is that I am tied into a 1 year lease on a college apartment and to house hack you need to live in the property.

The other 2 groups of buyers are far more forgiving plus there are a lot more nice or slightly 'tired' properties, than there are falling apart dumps.

How long have you been in the Apartment? 

This led me to think about what the best way is to estimate land value apart from the value of any improvements.

I have found a 3 unit apartment building that is reasonably priced and was thinking if i should make a move or wait and gain more equity.Thoughts?

I had a hard time moving into a 1BR/1Bath 800 square foot apartment style unit (because we all want a big house with big yard and garage!)

Things can fall apart for a variety of reasons and you don't want to confuse the tenants if that were to happen.I like the idea of giving the tenants a month or two to digest the bad news of a rent increase, however this often gives the M2M tenants a reason to go find a new place.

- remove existing tile - remove drywall in surround and window area to the ceiling - replace drywall with hardibacker redgard hardibacker large porcelain tiles (16x16, 12x24) with smallest grout spacing possible- highest quality caulk that is mildew-resistant - tile floors, 4" base/behind/beside toilet, in addition to tub surround all the way to ceiling - angle tiles away from block window - re-install shower curtain rod  - replace fan/light with higher-performance model with humidity sensor - inspect fan ventiliation to confirm vent going through ceiling - inspect bath, sink, toilet plumbing and waste drainpipes - add quarter turn water shut-off valve - replace bath fixtures to single stem handle - replace bath drain with grid drain
