All of that is added work.So instead of it being vs. liability or vs. premium I'd analyze it vs. headache.Of course, you should make sure you have adequate liability coverage.

I know my Mom has a friend that just signed up for one and in 6 mo hasn't done a single deal and "analyzes" hundreds of "deals" from others in the network that are just junk(fortunately he can see that they're not very good even though he still thinks that this will make him rich someday).

I don't have any books to recommend, but I will tell you that you should start learning the math, and how to analyze properties by the numbers.Start looking at random properties for sale via the MLS, and try to find what you think would be a good rental in your area.
