Though there may be mortgage difficulties too.I think its an achievable and maybe very profitable venture but you are going to need to own your property, not lease.

Cold calling is a bit dated IMO, go with SMS and get some data driven tools to increase your efficiency my dude 

I think sophisticated investors find ways to achieve return. 

Which sector would you suggest I look in to achieve those results/  ie: 55+ communities, Syndicates, Apartment complexes, Single Family etc.

I think there's a list on the county website, but I'd probably have to write some scripts to scrape the data (it's not in a user-friendly format) and jump through a lot of hoops to get it myself. 

Decide on your goals and the type of properties you should buy in order to achieve it.
