If you're just starting out, you may want to visit a few mobile homes for sale and inspect them before settling on one to buy.

I just sold my rental property in AZ and I am thinking to buy a house 400-450K close to the beach and visit 2 times a year.For the rest of the year rented it (AirBnb, VRBO ).Also I am working from home, so potentially I can come and stay for a month or even longer.Is there something I am missing or something negative I need to know in your opinion before I buy ?

Phoenix and Vegas are just areas we looked at since we have family there and we visit frequently.

Visit those places, try to network and talk with a few investors & investor friendly agents in those areas to see if they fit your investing goals and budget.

These are things I would never have imagined being an issue, and I'm sure there are more crazy problems out there.If there is a property at the sheriff's auction that you absolutely must have, you could order a title exam ahead of time.
