They produce the walnuts after about a dozen years for annual cash flow, then upon 30-40 year maturity, the wood can fetch as much as 2.5k a tree.

I don't know what price point we're talking, but I can't imagine 5% is that much, even if you're in my neck of the woods.

Use inexpensive wood laminate or vinyl plank throughout the house and peal/stick grout-able tile in bath and laundry rooms.
