If some things disappear, I just replace it and go on with my life. 

I'm committing to investing 5 doors in 2020 and replacing my income by 2025.  

Hate to throw out the good to replace with the ones willing to pay more but potential awful renters.

You have an HOA but what does it cover,It doesn't look like it is enough to cover roof replacement, looks like a special assessment coming up.

Prior to purchasing the property I knew the roof needed replacement but I  didn't know bad. 

One is a cash-value policy, the other is a replacement cost policy. 

In my area it is $6  per sf to replace. 1200 sf*$6 per sf=$7200/10 year life span/12 months in a year=$60 per month for 1 item.

My city has put a moratorium on evictions so I won't be able to replace any tenants who can't pay With the expected cash flow, and even with the "expected" hiccups along the way (possible vacancy, major repairs, etc) I felt find going forward with an all cash deal.

We removed walls, replaced fascia and soffit along with the roof.
