Well when you have been In RE for 40 years you have gone way UP and fell way down so when your in the trough you start thinking hey this RE sucks I want to do something else... and if you ever drive through a Kaady car wash in ORegon you will know what I mean.the other one I totally flopped on  was the drive through coffee kiosk's  in N CA there is one called Caffino  they got some nice locations..
