I would hate to pay 5% over asking price in an inflated market, then lose another 5-10% in a correction, and take ten years to recover my equity. 

Prices are up due to lower inventory, so we are seeing inflation.....however, rents are not increasing for landlords, so the CF margins are shrinking.

That's a great way to fight the up coming inflation...prices and rental rates are sky rocketing in Vegas right now

i have been looking to get into the game for a year but in an area where property values are inflated because of being a resort area its hard to find any cashflow properties. but running the numbers every such way its a really nice investment to get my feet wet and develop a vacation rental hospitality business that i could excel in while picking up valuable real estate in the process.how would you tackle this loan wise?

Gatlinburg Golf Course in 2 min drive 9 min walk and Dollywood in 6 min drive. has hot tub (but doens't every property lol)they are saying it did $92K last year and i saw the report. looking at nearby on awning and airdna rentalizer etc these numbers feel very inflated!

I am getting near double the rent on some properties.Class D properties are giving way to Class A properties being built all around drastically increasing the ARV on the lower end properties.As inflation increases it makes RE investments worth even more.

We need to borrow against the buildings to invest in our next property that we have run low on cash flow to finish due to all the inflation.

Which is more than I could charge for rent in this unit at this complex.Pending forecast for inflation and for the market in three years, would I be stupid in trying to hold this property as a rental for three years and then selling it?

A really good deal to you might look like inflating the the value of the property not to mention comps and appraisals can make or break a deal.

I know the current market climate can be tough for many of us,  with inflation, supply chain issues, and global uncertainty.
