Need help gut checking financials

Property at $565K cathedral ceiling, log cabin, 2 bedroom 3 bath + a small area in the loft. community has picnic area, pool, etc. Gatlinburg Golf Course in 2 min drive 9 min walk and Dollywood in 6 min drive. has hot tub (but doens't every property lol)

they are saying it did $92K last year and i saw the report. looking at nearby on awning and airdna rentalizer etc these numbers feel very inflated!

would have to see the property exactly. We have 2 2 beds that did 80k last year that are pretty middle of the road, so it's not completely outside the realm of possibility. But I'd need to see the exact property and their listing to see if 92k looks in the ballpark. It may be or it may not.
