Home is made from that fake brick except on the side of the home where it’s real brick.

Prospects will call they will flake on showing up, they will show and promise to apply but don't. 

If the deal does not happen as promised or the buyer is a flake it can tarnish the relationship for awhile into the future or permanently.

You may have lots of repairs, you may get a bad tenant that doesn't pay, etc...If the property is in a promising area, or you have the management figured out, go for it...

The numbers can be too easily manipulated and there are far too many companies that will sell an investor a property by presenting a contract within minutes of first contact, and all based on simple math that they provide meant to speak to the lowest and easiest to understand (but also manipulate) number.Now, none of that is to say that plugging in fake projections to boost IRR doesn't happen or is not wrong. 

If you are working with one let them know you will help them in the future if they help you now and keep your word on that promise if they give you good service.

Your construction background and work ethic you have will come in handy, I promise you that!

However, I am really just looking for a contractor who has some experience with fake rock (thats what the walls are) and is willing to itemize the list and give a fair price.

Naturally, if you were able to put in a lot of your own money in, you could "fake cash flow" but I would advise against it.
