I tend to spend around $6,000 per unit to install cherry laminate flooring, reface kitchen cabinets, re-tile bathroom, and paint unit.

Now I want to rehab them to build the assessed value of the units from $36,000 to around $60,000.00 by replacing window, kitchen cabinets, full bathroom renovation, making sure my electrical is good, fixing the landscaping and paving the drive ways.

I moved from Austin, Tx last year to Cincinnati and am loving the city.I am experienced in residential remodeling and custom cabinet making but am looking to really get my foot in the door with REI as I know that can provide me with the future I seek.

The walls had to be washed down along with the cabinets but that was a few months after treatment to knock the bugs down to at least a level where you could enter the place (not habitable yet).If you watched Orkin and Undercover Boss this week on TV that was child's play compared to what I saw.

You can get somebody doing that as a side gig to do it for half that or better.I would have him do things like plumbing repair, toilets, sinks etc, cabinets, etc.

You can see it on the go on your phone and while your twisted upside down in a kitchen cabinet or whatever.  

Forgot to ask about Granite and Cabinets also!  

It's the sum of floors, cabinets, countertops, plumbing, sink, fixtures, backsplashes, appliances, lighting and paint.  

Both vanity sinks have the same problem, and they appear to "T" in the wall, though I haven't opened it up, as the cabinets are painted, granite is in, etc.

The first surprise may occur in a couple of years, when the first tenant moves out and the investor needs to spend 2k to get the property back into ready to rent condition (the cost of painting, re-carpeting, fixing dinged up kitchen cabinet doors, etc. adds up).
