In my professional experience (I'm a commercial broker), the strongest local residential rental market is downtown due to the college, MUSC, and the law school all being blocks away from one another, as well as the uniqueness of the downtown area.

Yes, so don't do that, you offered to rent it, they qualified and want to accept your offer, you can't withdraw the offer made, it is being accepted and there is no such thing as equal between applicants, someone applied first, one has a better job or longer work history, or longer credit history or longer rental history or may be one's car leaks oil on the driveway, there is always something different because they are unique.
