@Junaid Nazir Proactively look for houses in your desired neighborhood, drive for dollars (or walk/bike)Start getting your team together for when you pull the trigger.

I dont think we will get the huge capital appreciation over the next 3-4 years that we got over the last 3-4 years and we dont really want to leverage out to the max.But if we found a good deal, (likely a value add/BRRR) we would pull the trigger. 

I certainly don't want to jump in just because I'm getting an itchy trigger finger. 

But if the defect is discovered after the sale, it's not so cut and dry. 

Also tell them to run water in every sink drain , if one hasnt been used in a while the trap could be dry and sewer gas is coming back thru
