Its not nearly as prevalent ( construction theft ) as in other areas of the country but we are starting to see if on my projects.. had one home hit and they took the stove and micro and ruined the HW floors in the process.. now i had an insurance claim but still took the house off the market for 2 weeks.I suspect becasue duplex's are pretty rare in our area for new builds you will have zero problems renting.

I figured I don't need the extra space in the upper unit plus needed to bring in more cash, so came up with the brilliant idea of renting my upper unit and moving into basement.The property is an official duplex property with approved ADU as registered by Jefferson County.One unit (the one with crawl space) has one address we shall call 1225 Bell Street but falls under the main property address (suspecting this is causing some of the problem) - which we shall call 1235 Bell Street.

I suspect at least 2 ponied up $50K.When the staff interrupted the presentation on Sunday for a "roll-call" of certain names (i.e. every VIP sitting at the front row table, except for me, and a handful of non-VIPs), I couldn't help but smirk as I was the only one still seated at the "wall of shame" so that Phil could see exactly who didn't sign up.

Jason as a follow up.what I see with these companies like Do hardmoney that promise no money into the deals is their return  expecations can rarely be met .. just look at all the do hardmoney clients that post on this site looking for 100% financing pay the 3k up front and never get a deal funded becsasue they turn them down as not meeting their lending criteria  and they charge a submission fee for each turn down.. its a money making thing for the lender for sure.I suspect you will not find most if not all that charge large up front fee's make 95% of their money on the fee's  LOL....

As of now there are dozens of homes under construction with many nearing completion and I suspect there will be a lot more soon as the pace ramps up (yes, dozens out of thousands that burned).The process is not easy though.

However, I wouldn't recommend they use the basement for storage, nor do I think it's feasible to use the washer/dryer in the basement (they have to dance around huge puddles of water slowly receding).I was thinking of offering them the option to cancel, but I suspect that won't work well for them since they're expecting to move in.

Perhaps I can pick your brain re: owner rez when you are a bit further along, I suspect we will need to make a change away from Guesty and will likely have the time to focus on that in a month or so.

Most people want to live closer to work, or city life, or the beach.I suspect they are telling you to look there because 50k is 20% of 250k, and you can't get a lot for that when you get closer to the more desirable areas.
