Best Practices for Dealing with Criminal Activity as a Landlord

We are a small but growing company utilizing the BRRR method to build a portfolio of rentals. We have about 30 doors at this time, including some Multifamily property. Our most challenging situations involve crime. Tenant's grandson who they are raising starts dealing. Tenant's boyfriend gets kicked out, starts breaking windows. The tenant that suddenly stops paying rent and starts "fixing" things that are not broken, and eventually ends up in a mental hospital. Our most recent - a worker is momentarily incapacitated and it seems a tenant may have robbed them while they were dazed. I am learning much the hard way, would love to hear stories and best practices from the community to help us all prosper and support our communities.
