You're better off doing a straight lease and giving them the option to purchase as a separate document between the two parties.

They get like $1000 straight out if your not the sellers agent.

He requires you stay a minimum of 5 days and had it booked for 2 months straight at one point.

The best thing is you're going to get very straight answers working with lenders like this, which you just can't do working with a larger financial institutions as a small business.
