The house layout may have scared off some other potential investors, as the former owners had run a business on the ground floor for over 30 years, and it therefore required work to convert it back to residential living space. 

My first Commercial deal, and actually my first real deal that I'm actively driving, so would love a second set of eyes on this.Office Building, single story, 4,257 SF rentable space on 1/3 acre, originally 4 units but reconfigured to 3.  

They have limited space so the land becomes more valuable.

That would only be $1200 ($100 x 12) off your mark for the year.

We have commercial zoning (CMX-3) and are allowed to add another floor to the property, which would give us plenty of space to add another unit.

Get some real numbers on the the humidity levels of the basement and the living spaces above.

I am 24 and I have a real estate team to help me wholesale SFHs and wanted to get into the Multifamily space.

Otherwise it is a terrible idea that only constrains the living space.
