You can consolidate any category of your chart of accounts, for example, account paint and supplies is account 312, 712, 1412, total paint expenses is the total of those accounts.

The other step is to talk to another mortgage broker at Wells Fargo...I found mention on this site of a possible 2% down mortgage on duplexes offered by them....might be just smoke and rumors, but I want to check it out.Any suggestions would be most welcome.

Agreed on the lack of correlation between interest rates and house prices, but I do suspect rising interest rates will cause the demand curve to shift left, while the supply curve shifts right.
