In addition to the offer terms, a savvy seller will want you to prove your have ample ability to pay both notes (your existing home and the seller's note(s)).

I am open to properties that may require minimal renovations if the deal aligns with my investment criteria.My long-term plan is to scale my portfolio deliberately, ideally acquiring multiple properties within the next 1-2 years.

I am hoping to stay in the area medium to long term and would like to meet some investors in the area!

Hey @Carlos Martinez - I'm a broker & investor in NYC. 1 - Technically getting insurance is on you, BUT it doesn't mean the agent shouldn't be helping you by giving some recommendations lol... it's an odd thing to tell your client that it's not your job anymore. 2 - In terms of paying out of pocket the commission difference, it depends on what agreement you had with your agent.

It rents well and the regulations are friendly. the only problem is, most of the townhomes have CC&Rs which prohibit short term rentals. 

I went to school at Mississippi State, but I'm out of the loop on the area in terms of rental property.

I currently just bought my second property (a quadplex- 465k- that I am living in the basement so I was able to get owner occupant financing- doing one unit as a MTR and the other 3 long term.

If you have certain skill set but lack the other, are you confident enough in yourself in terms of motivation, learning capability to learn the new skills you need to become successful in the field you want to be? 

I’m looking to invest in multi unit properties for long-term buy and hold and would need help financing.

They will probably accept the offer with that term.
