I can only speculate that this may have had to do with an issue of where the down payment was coming from and security for the individuals possibly.However, there is nothing statutorialy wrong with an entity renting a piece of investment real estate to a related party.

Here are two pieces of evidence: 1. if you increase the NOI by $10,000 you increase the resale value of a 10 cap deal by $100,000 but a 6 cap deal goes up $166,667. 2.

I especially think the best advice is to have a waiver for a jury trial and will be having all new leases/renewals sign that piece of paper, as I would recommend to everyone.
