It's fallen victim to the plight of any large and long-running piece of software where it's attempted to solve every single problem and never focused on being great at a smaller target. 

(Home Inspection, survey, origination fee, 1 year of taxes escrow, 1 year of insurance escrow, other lender fees etc.)All too often I see investors on BP running through the numbers or purchasing properties with conventional financing but forgetting an important piece of the puzzle.

I can only speculate that this may have had to do with an issue of where the down payment was coming from and security for the individuals possibly.However, there is nothing statutorialy wrong with an entity renting a piece of investment real estate to a related party.  

Here are two pieces of evidence:  1. if you increase the NOI by $10,000 you increase the resale value of a 10 cap deal by $100,000 but a 6 cap deal goes up $166,667.  2.

Yes, there are additional costs involved to setup but I like the piece of mind.

I get new door facings for $15 a piece and that is the max I would do with hardware.

I especially think the best advice is to have a waiver for a jury trial and will be having all new leases/renewals sign that piece of paper, as I would recommend to everyone.
