We've been managing our properties for 2 years now and been doing a lot of the work ourselves to save money, such as yard maintenance, cleaning, unit flips, etc.

NC general statute states the following:- when this refers to a "trust account," does this indicate an actual trust or a checking/savings account labeled as a trust or escrow account? 

You can request those tenants to clean the bathrooms through rotations or just charge them a small cleaning fee to hire cleaning crews to clean the house 1-2x a month or you do the cleaning yourself to save up money and have extra passive income.

Its a fee for tax planning and financial advise. 

I plan to go meet with the SLC Zoning/Permitting office to learn all I can, but thought I'd reach out here first. 

Hey @Dave Foster, as someone who plans on selling on a 1031 exchange in the next 12 months, I have a question:  in the scenario for the buyer you outlined above, it doesn't seem particularly beneficial to the seller, because if they keep the note outside the exchange they're paying taxes on a boot that they wouldn't have if they got a different buyer who could meet their price, or they're having to replace with outside cash the note inside the exchange.If I were the seller (and like I said, I will be in the next 12 months) I wouldn't like either of those outcomes. 

I plan to buy a duplex soon to begin my real estate journey.

The mortgage servicer is putting it up for auction so we plan to buy it there.

To add to my original post… the checking/savings accts would be for property mgmt of one or two properties.

As I plan on spending some time there in short spurts with the family throughout the year as well.
