When trashblows from your neighbors yard onto yours, you pick it up.

This is in a nice subdivision and is a 3/2, 1,600 sq ft home with a fenced in yard.

Down here if I use an agent to list my property, show the property, handle background checks and lease prep, and put a big sign on the yard, they charge 1 month's rent. 

I will send photos when I get the yard mowed.

I am trying to figure out a better way to avoid putting up a yard post every time a property is available for rent and remove it every time a vacancy is filled.For single family homes, I think I will rig together a post where the mail box can be mounted on top of it, and I can simply add a hanging sign underneath when I have vacancy.For multifamily the mail boxes are on the wall or doors, so I don't have anything in the yard that I can mount to.  

Haven't done it before but it might be a way to salvage something out of the deal.

I had a "For Sale" sign in the front yard of a house that I have a contract to purchase on with the seller.  

I included that in the letter and showed him they started at 550k 6 months ago and are now off the market but went down to 429k without selling. i drove by this house and it need exterior TLC and yard maintenance right off the bat.

Nice big deck, back yard, and large drive-way with large parking area.
