I have the opportunity to buy a mobile home park. 

Bankers love you because you're parking a big chunk of cash in escrow accounts, but dealing with tenant issues is more of a pain than I'm prepared to deal with right now, even with good tenants and bullet proof leases.Also, I  totally agree with @Natalie Vane!

After freshman year I lived up pawling ave for a few years and then spent my senior year in south troy right near washington square park.

Of course they never found it and the city of Harrisburg eventually went bankrupt due to the massive expenditure of placing the official USA Today “#1 City in the USA” graphic on every police car, ambulance, uniform, fire truck, building, park bench, police dog, memorial statue, lamppost, street light, crossing guard, trash truck… you get the point.

I had my eye for a minute on a nearby undeveloped plot until I found out the city of Murfreesboro was looking at it for a park.  

Overall, don't buy a property in a warzone (bad trailer park) and/or don't buy a property more then 3 bed 2 bath 1,500-2000 sqft with lots of features.

One thing you can do is set things up quarterly by the season.. makes perfect sense.Look water heaters, cooling systems, boiler systems,schedule filters on those systems to be changed or inspected.exterior roofs, siding, windows a good general inspection spring and falllandscape grounds, parking area's including trash areas at least 2 times a year for needed replacements or lot line painting, or pot hole fixing..You should get into the units for a quick look see at least 2 times a year.. if not, be sure and schedule one before you renew a lease to make sure the upkeep is to your satisfaction.Just don't replace all the stoves at the same time or fridges,, then you'll have them all die again at the same time.. do appliances as needed.. and save some $$ so you've got that covered.
