Just to add, there are limitations as to the amounts that may be collected and retained in escrow and due to such legal limitations often escrow accounts will be short due to tax increases that were not collected.

We have a great relationship with an excellent foundation company that we have used for many years.The floor plan can be fixed by moving a wall or two and closing an opening.These things don't scare me....BUT, the price has to be right to compensate for the cost.Although I have plenty of experience managing properties, my father purchased all of the properties, and he passed away about 7 years ago...so this is our first foray into acquisition and thus my timidity.

If it is a older house there is a good chance that the wall that the cabinets are fastened to is out of level.

While charging for cleaning from the security deposit might be a good idea (will have this in my new lease) this is not an option for the current tenants as I inherited them and the damage they caused (dry wall, broken bedroom doors) has wiped off all the security deposit they had.

I am repainting the basement walls, and I have always heard that drylock, Kilz, or similar is the best kind of paint to use on concrete block walls.
