Over the past 20+ years, interest rates have been declining, making real estate investments appear more attractive.

It's only as good as the inputs you provide it, so the trick to winning with ML is to think outside the box to produce quality data signals and to have lots of data records (the more the better).

In some communities the real estate MLS or Multiple Listing Service is the primary location for local rentals, but what if you want to attract a potential renter who is moving from out of state or out of the country?

Maybe desirable and affordable properties still attract or retain good borrowers?

The real estate value does not effect the cash flow the business produces.  

. :)We NEVER use any of our own money when buying properties, so Seller Financing is always very attractive for us but not a must as we use other strategies as well. 

@Shane Cummings Thats awesome to hear, do you have any pointers from a tenants prospective, on the best way to go about attracting students? 

I love google docs and would tend to want to spend hours building spreadsheets but since I am a pretty new Investor, 3 doors, and investing on the side of my full time career I need to focus most of my time Into income producing activities, finding new deals.

I still own the duplex today and it is my biggest cash flow producer.

Just had new tenant move into $1600 house and had others trying to pay $100/$200 more if I would void their lease and rent to them instead ...It depends on the type of renter you want to attract. at the $800 realm, you get a lot lower income tenant.
