If this was to prevent scam ad's or something to that nature again I would be on board with it. 

If you clean it, you need to use bleach and put something over it to prevent the mold from coming back. 

Have you considered putting either window frosting or something on the windows to prevent the cat from being a problem?

Why not do a lease option or owner finance with them to purchase the house, charge more interest for the higher risk, and have an attorney draft up something to prevent your liability in their business?

@Michael Greenberg, Sonoma has become so known for being a travel/tourist destination, they started limiting the option to have an air BNB due to multiple complaints from the local homeowners and residents about the amounts of traffic and other areas that had been severely impacted by all the visitors.

Right or wrong, when a lender realizes their REO or Short Sale transaction is being double closed/wholesaled for a profit, they know they didn't get top dollar, and they want to prevent that....pure and simple.  

While these claims are true, each one is a legitimate claims -- 2 of which were for minor issues resulting in ~$300-500 claims, one involving theft and vandalism for roughly $4,000 (someone stole the central air unit and cabinets), and the other two are on his primary residence -- hail damage, etc. 

the guy was mocked because he lost his cool on air but he was 100% right, it just took the rest of the world 9 months to realize it.
