Lee, I would love to know what "terms" you included in your contracts to prevent underbidding (or price gouging).

In many areas I've looked rent to value ratios have not made sense and the "first look," policy has prevented me from bidding on the low priced ones that did make sense.To think you can find 20 financed properties through HP isnt impossible but much more difficult not that the inventory of HP properties has dwindled, atleast in areas I am looking at.
