The one think I will say there isnt a bunch (im sure someone will say im incorrect) of cash flowing properties on the MLS etc - you would need to get it off market as south florida even up to PSL is more of an appreciation market presently 

Those tenants present would just get less of their deposit back theoretically. 

For example, there is no insulation under the floor or around pipes, part of the roof needs repair and half of it appears to have 3 layers of roofing material, single pane windows presenting a moisture problem, some failing siding, etc. 

This option has been presented to me with assurances that many have done the same with no problems.
