Rent by Room Strategy - Common Area Maintenance

For my house hackers and rent by roomers: how do you handle maintenance in common areas such as kitchen, bathrooms, etc.? How do you determine who is responsible for repairs if the areas are shared? 

I just moved out of a home that I was house hacking and the rent by room strategy seems attractive because it can produce higher cash flow every month. Though the management seems a like a nightmare!
