I'm considering local to start off so I can physically be at the property but being able to do long distance certainly expands the horizon for more opportunities.

If we decided not to renew their leases or increase rents and they moved, then we would have time to rehab the unit and/or release at a better time of the year.Definitely agree with the other feedback of fixing up the exterior of the property and showing the new tenants you are going to be a quality landlord that cares about their well being.

In NJ, back 2.5 years ago it's required to take an in person course in order to become licensed.With that being said, although it was slightly a hassle to have to physically be there vs. learning at my own pace I felt as though it was more beneficial. 

I'm low on capital at the moment, being tied up on one property, but I'm still  high on field work, scanning the city and metro area for good deals and analyzing properties both physically and through county records. 

We get to 'make assets out of just our time/management skills', and the PMP gets a great steady safe return without having to do any physical or management work.

If I were to buy a rental property would I have to be physically there or could a property manager or real estate agent help me with that? 

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where you think we are in the real estate cycles (financial and physical market cycles)b) Then only then pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

There are also a lot of online courses that you can explore if you don't have time to physically sit in class.
