HI @Brad Simmons   I was able to get an entertainment related tenant, took only a couple months, i got sort of lucky there were some other warehouses in the area that were vacant for 6 months or more, but mine had a 20 ft clearance, which is rare in the area.  

I know Arlington has issued an ordinance making STR's illegal everywhere except within 1 mile of the stadiums in the "entertainment district".

Tenant and I agreed before signing the lease that I would install something on the outdoor wooden stairs to his 2nd floor apartment to make them less slippery during the winter.

They are educational, entertaining, and inspiring.
